# Beat the Interest Rates: 6 Smart Moves for Buying/Selling in Cincinnati & NKY

Interest rates aren't just a number on the news. They set your monthly payment and shape how long you'll want to stay¹. Right now, that number is high: the average 30-year fixed mortgage rate sits around 7.27%², a big jump from a few years ago. Fixed-rate loans lock that cost in for the life of the loan, which is why most buyers in this environment lean toward them over variable-rate options that can rise later¹. The good news locally: Northern Kentucky's market is outperforming most of the state, with home sales and prices rising even as other areas cool³, and Cincinnati's inventory has climbed enough to finally give buyers room to negotiate⁴.

#### Buying Smart: Specific Moves for This Market

Beyond "shop around," here's what actually moves the needle here:

**Ask about assumable loans.** If a seller bought between 2020 and 2022, their FHA or VA loan may be assumable, meaning you take over their original rate, sometimes as low as 2.75–3%, instead of financing at today's rate⁵. It requires lender approval and can take months, but the savings are real. Have your agent ask sellers directly, since many don't realize they have this option⁵.

**Use state-specific down payment help.** On the Ohio side, OHFA offers 3% to 3.5% of the purchase price toward a down payment or closing costs, structured as a forgivable loan after seven years⁶. On the Kentucky side, KHC offers up to $12,500 in down payment assistance, and its HOME Special Program specifically targets buyers 62 and older with up to $10,000, forgiven over five years⁷,⁸.

**Compare property taxes before picking a side of the river.** Ohio's average effective property tax rate runs roughly 1.5–1.7%, while Boone, Kenton, and Campbell counties in Kentucky generally run lower⁴. For buyers choosing between, say, Hyde Park and Fort Mitchell, that difference compounds over decades.

**Negotiate a seller-paid rate buydown.** A 2-1 buydown lowers your rate by 2 points in year one and 1 point in year two before returning to the note rate, funded by the seller instead of a price cut⁹.

#### Selling Smart in a Balanced Market

If your own loan is FHA or VA with a rate under 4%, market it as assumable. That's a genuine selling point buyers are actively searching for right now⁵. Beyond that, offering a buydown or closing-cost credit often outperforms an equivalent price cut, since it targets the buyer's monthly payment directly⁹. And with inventory rising, accurate pricing from day one matters more than it did two years ago.

#### A Special Note for Seniors Ready for Their Next Chapter

If you've owned and lived in your home for at least two of the past five years, you can exclude up to $250,000 of profit from federal taxes if single, or $500,000 if married filing jointly, under IRS Section 121¹⁰. On top of that, Kentucky's Homestead Exemption removes $49,100 of assessed value from property taxes for homeowners 65 and older, cutting your bill directly¹¹. Combine that with KHC's HOME Special Program for buyers 62+ mentioned above⁸, and downsizing within Kentucky can be meaningfully cheaper than people expect.

There's also a bill in Congress, the Nest Egg Protection Act, that would temporarily raise the exclusion to $1 million for homeowners 65+ who've owned their home 25+ years¹². It isn't law yet, but it's worth watching.
